12th Floor Outdoor Patio/Terrace 01
The Amenities Patio located on the 12th floor wraps around the Northern portion of the building overlooking Queen Street West. Patio Zone 1 is located on the East side and includes one (1) dining and two (2) lounge tables all with seating. It is open from 9:00 am to Midnight daily. Bookings are available in 3 hour time slots from 9:00 AM to 12 NOON, 12 NOON to 3:00 PM, Closed for Cleaning 3:00 pm to 4:00 pm, 4:00 PM to 7:00 PM, 7:00 PM to 10:00 PM, 10:00 PM to 12:00 Midnight. MAX OCCUPANCY of 8 people in ZONE 1.
BBQ 1 - Sky Lounge
The Sky Lounge BBQ is available from 8:00 am to 12:00 Midnight. It is located on the east side of the terrace. The BBQ is cleaned daily in the Morning. Cleaning brushes are also provided for Residents to use. There are no bookings required for this amenity.
BBQ West - 12th floor
BBQ West on the 12th Floor is available from 9:00 am to Midnight. BBQ West is located on the West Side of the terrace. The BBQ is cleaned daily in the Morning. Cleaning brushes are also provided for Residents to use.
GUEST SUITE - WEST
The West Guest Suite has a "L" shaped layout. It contains a Queen sized bed, night tables and lamps, a storage chest and seating. There is a three piece bathroom available inside the suite: sink, toilet, bathtub with a shower head. The room is also equipped with a small closet for storage. The room overlooks Richmond Street, a beautiful pub and John Street in the distance. The room is also equipped with blinds for privacy. The Guest Suites are available for owners and residents to rent for their guests with a maximum stay of six (6) nights per month subject to availability. It does not contain a kitchen, cooking appliances or a fridge. There is no smoking permitted on premises of the Guest Suites. MAX OCCUPANCY is 2 adults.

The cost is $75 per night, for the use and occupancy and $100 per booking for cleaning of the Guest Suites.

Important: Owners and Residents must supply their Guests with bedding, towels and toiletries. There is no bedding (sheets, pillows, duvets available in the unit).
PRE-FUNCTION/PARTY ROOM
This elegant Party Room mirrors II BY IV's signature design in the Lobby. It features a Wet Bar against a luxurious marble backdrop flanked with a flameless fireplace. The Party Room is available for booking starting from 7:00 AM until 1:00 AM for 3 time slots as follows: 7:00 AM - 11:00 AM, 12:00 PM - 5:00 PM and 6:00 PM - 1:00 AM. The Party Room can be booked back to back for 2 or 3 time slots.

The cost of the Pre-Function/Party Room is $150.00 per slot and payment must be remitted by cheque to TSCC 2835. A damage deposit of $500.00 and an extraordinary cleaning deposit of $150.00 payable to T.S.C.C. 2835 must also be remitted at the time of reservation booking. Residents must fill out the attached form and provide it to Security prior to their reservation commencement. After the booking is over, Residents are to ensure that the room is clear of all their contents and that there are no damages to the room. Important: Residents are to ensure that a Security Guard is hired if alcohol is being served. MAX OCCUPANCY IS 30 PEOPLE.

The luxurious Sky Lounge provides unobstructed North and North-East views of the City. Sky Lounge Zone 2 includes one (1) dining table and two (2) lounge tables and seating. It is open from 9:00 am to 1:00 am daily. Bookings are available in 3 hour time slots from 9:00 AM to 12 NOON, 12 NOON to 3:00 PM, 3:00 PM to 6:00 PM, 6:00 PM to 9:00 PM, 9:00 PM to 12:00 Midnight. MAX OCCUPANCY of 8 people in ZONE 2.
THEATRE ROOM
The Theatre Room is available for booking from 7:00 AM until 2:00 AM for 3 slots per day: 7:00 AM to 11:00 AM, 12:00 PM to 5:00 PM, 6:00 PM to 2:00 AM. Residents may reserve more than one slot subject to availability.

Along with a cleaning fee of $200 per booking, a damage deposit of $500.00 payable to T.S.C.C. 2835 must be remitted at the time of reservation booking. Residents must fill out the attached form and provide it to Security prior to their reservation commencement. After the booking is over, Residents are to ensure that the room is clear of all their contents and that there are no damages to the room. Important: Residents are to ensure that a Security Guard is hired if alcohol is being served. MAX OCCUPANCY IS 8 PEOPLE.

GAMES AND MEDIA ROOM
The Games and Media Room is available for booking from 7:00 AM to 2:00 AM for 3 slots per day: 7:00 AM to 11:00 PM, 12:00 PM to 5:00 PM, 6:00 PM to 1:00 AM. Residents may reserve more than one slot subject to availability.

Along with a cleaning fee of $150.00 per booking, a damage deposit of $500.00 and an extraordinary cleaning deposit of $150.00 payable to T.S.C.C. 2835 must be remitted at the time of reservation booking. The balls for the pool tables in the Billiard Section are available at the Security Desk. Kindly pick them up from the desk prior to your booking and return them when your booking is completed.
GYM - 12th Floor
This 24/7 gym is located on the 12th floor Amenities level with a North-East view of the City.

There is a variety of equipment available; cardio machines like treadmills and ellipticals, weights and dumbbells, leg press and total body weight machines. The gym is available on a drop-in basis. No booking is required.

REMINDER: PLEASE DO NOT DROP WEIGHTS IN THE GYM AS IT CREATES A NOISE DISTURBANCE.
PRIVATE DINING ROOM
This Private Dining Room is equipped with an adjacent Caterer's Kitchen and Wet Bar. The Private Dining Room is available for booking for starting from 7:00 AM until 1:00 AM for 3 time slots as follows: 7:00 AM - 11:00 AM, 12:00 PM - 5:00 PM and 6:00 PM - 1:00 AM. The Private Dining Room can be booked back to back for 2 or 3 time slots. The cost of the Private Dining Room is $150.00 per slot and payment must be remitted by cheque to TSCC 2835.

BBQ East - 12th Floor
BBQ East on the 12th Floor is available from 9:00 am to Midnight. BBQ East is located on the East Side of the building. The BBQ is cleaned daily in the Morning. Cleaning brushes are also provided for Residents to use.

The East Guest Suite has a rectangular layout. It contains a Queen sized bed, night tables and lamps, a storage chest and seating. MOVING ELEVATOR
Elevator Reservations:

Available Monday to Sunday from 9:00 am to 9:00 pm in 3 hour time slots: 9:00 am to 12:00 NOON, 12:00 NOON to 3:00 pm, 3:00 pm to 6:00 pm, 6:00 pm to 9:00 pm.

Residents must complete the attached form and provide it to the Security Desk with a $500.00 damage deposit made out to TSCC 2835 prior to gaining access to the Elevator. This will be returned after 24 hours to the Resident. Residents are to ensure that they collect the damage deposit after those 24 hours or instruct Management to shred it via email.

Residents must ensure that no doors are propped open during the move due to fire regulations and security purposes.

The luxurious Sky Lounge provides unobstructed North and North-East views of the City. Sky Lounge Zone 1 includes one (1) dining table and 1 (1) rectangular lounge table and seating. It is open from 9:00 am to 1:00 am daily. Bookings are available in 3 hour time slots from 9:00 AM to 12 NOON, 12 NOON to 3:00 PM, 3:00 PM to 6:00 PM, 6:00 PM to 9:00 PM, 9:00 PM to 12:00 Midnight. MAX OCCUPANCY of 8 people in ZONE 1.
SL Outdoor Swimming Pool
The Swimming pool is located on the Sky Lounge level, faces Queen Street West and provides a North and North-West view of the City. It is a heated infinity style pool equipped with seating and outdoor chaise lounges. The Swimming Pool is open 8:00 am – 10:00 pm Monday – Sunday. Bookings are required 24 hours in advance and available for residents who live in the building only, with up to 2 (two) guests permitted. No Walk-In’s are permitted. Maximum 4 (four) unit bookings with 2 guests each per 1 1/2 hour time slot Monday-Sunday. Please plan to arrive no earlier than 5 minutes prior to your booking to allow for cleaning to be completed between resident appointments. All residents must shower using soap and water and must rinse the soap prior to entering the pool. A shower and soap are available. MAX OCCUPANCY is 20 people. Residents must adhere to the attached Swimming Pool Rules Document.
